First look at 900-new homes plan for north of Plymouth
PLANS to build nearly 900 new homes in the north of Plymouth have been unveiled.
The outline proposals, submitted to Plymouth City Council planners, are for 873 houses and flats on farmland at Seaton in the north of Plymouth, between Forder Valley Road, Blunts Lane, William Prance Road and Charlton Crescent.

The developers, KDR (Forder Valley) Ltd, also propose shops, offices and a One Planet Centre - an educational facility designed to promote ecology, biodiversity and a productive landscape.
The application states that the centre is likely to include a farm shop, café/restaurant, and meeting rooms.

Another 38 hectares of farm land would be turned into a new community park.
The application says: "The park will create a superb natural setting for the built neighbourhood and a focus for using and finding out more about the countryside within the city.
"The aim is to provide a Community Park which includes a working farm, a visitor /education centre; the One Planet Centre, diverse habitats, allotments, areas for walking, exercise and informal recreation and woodland walks."
The buildings proposed within the development include two, three and four bedroom houses, as well as one and two bedroom apartments; of which 15 per cent, 131 properties, will be affordable.
The proposal also includes the development of Forder Valley Link Road which will be extended from the existing junction of Brest Road/William Prance Road.
Developers say the southern part of the road will require a bridge element in order to overcome Bircham Valley and enable a connection to be achieved with the existing junction of Novorrisisk Road/Forder Valley Road.
The road has been designed to be three lanes in width, two lanes for all vehicle traffic, and one lane for buses.
The application states: "The proposals for the new Seaton Neighbourhood represent an important stage in the realisation of the delivery of a new Derriford.
"The proposals are crucial to unlocking the potential of northern Plymouth and will make a significant contribution to securing the anticipated regeneration benefits that will be accrued for Plymouth and the sub-region."

“Is it going to be 3 lanes on either carriageway? 2 lanes for other traffic one lane for busses/taxis. Similar to the Tavistock rd layout? And a bridge? Does that otherwise mean a flyover? Like the Pennycomequick planned one..! They ought to build one on the embankment rd by the allotments leading up into St. Judes. The natural layout of the present road is just "asking" for it.”

“Why not build new homes on the disused sites and old buildings all around plymouth than destroy more of our lovely countryside. I appreciate we need more housing, but this is a beautiful area of farmland with an abundance of wildlife. It is a bit of a contraditction to say "The park will create a superb natural setting for the built neighbourhood and a focus for using and finding out more about the countryside within the city. when you are destroying it by building houses on it. I`m confused. As for the extra traffic, this will be a nightmare as everyone will be using this as a rat run to get on to the A38 vis Forder valley road. I have a suggestion, lets leave this area of land as green belt, as it is supposed to be protected and build houses in well chosen locations. If you had read the twaddle in the last proposal that the north of Plymouth lacks identity etc. who writes this stuff??? WE like our North of Plymouth just as it is thank you Plymouth City Council.”

So even with only two lanes for commuters travel and they will probably have cycle paths when the planners have finished it is HOPED that all the traffic will hopefully flow from the junction of Novorrisisk Road/Forder Valley Road to the proposed development but what about the extra chaos with increased traffic on the road stretch from the A38 past the Filling Station up to the junction. Ever tried using that at 0830,it queues right back to the A38 at times.”

“This location is light years better than the suggestion by Sutton Harbour to redevelop the airport site, even when you remove the airport issue from the equation. For a start it offers better transport and infrastructure upgrades, better park facilities and more affordable housing.”
